Much needed relief for a struggling Florida condominium market. Keep this on your radar!

Well, it's official! HB1029, which will expand the popular My Safe Florida Home Program to include a pilot program for condominiums within 15 miles of the beach, has passed! While a pilot with limited funds ($30,000,000) in this first round, the program will make available grant contributions to qualified condominium association applicants as follows:

1) $1,100 per square for roof replacement not to exceed $1,000 per unit and with a maximum award of 50% of the cost of the project.
2) A maximum of $750 per replacement window or door, not to exceed $1,500 per unit and with a maximum grant of 50% of the overall project cost.
3) A maximum grant award not to exceed $175,000 per association between qualified roof (SWB, roof-deck attachment, and roof-to-wall connection) and opening protection (window/door) projects.

Questions remain over how applicants will be selected during this pilot period which opens July 1st, 2024, but as with the My Safe Florida Home Program we anticipate this to be a reoccurring fund which will only increase in size in years to come assuming it is successful as Florida continues to do what it can to make itself more attractive to carrier capacity.

After having attended several conferences and sat in on several industry forums since the start of 2024, I'm discouraged by the macro trend in the property insurance space. If I'm correct about what I'm observing, and I'd like to think that I am, carriers have convinced themselves that the path of least resistance to trimming loss ratios is reducing LAE (loss adjustment expenses) as opposed to attacking the problem through a more holistic approach that the crisis demands. Talk about treating the symptom and not the cause..

Taking a step back in setting the stage, we have emerged over the past couple of years from a decade plus of bullish financial markets which stimulated a splashing of cash in the insurance space. With the availability of free money, our sector got sloppy. It passed through much of the overall capital injection to misguided Insurtech hoping to replace legacy systems and stimulate a more hands off approach to underwriting. It embraced a growth centric mentality as companies tend to do during good times. Meanwhile, the climate became more volatile resulting in an uptick in catastrophic claim frequency and severity, and social inflation went largely unchecked in the same catastrophe prone regions. So with interest rates likely to stay high, climate change continuing to apply existential pressure, investors behind social inflation continuing to sharpen their knives, and carrier portfolios infested with under-insured, over-exposed properties, is a race to the underwriting and loss adjustment expense bottom the answer?

While I dedicated a few paragraphs to cyber security in 2023, I feel it necessary to use this platform to double down on the subject as we begin the new year. There are very few things in life moving forward which demand our attention more than our online security.

While it may not be as obvious for a generation or two, we are, as I type, stepping through the doorway between the 4th and 5th industrial revolution. Nearly every aspect of our lives is tethered to a digital footprint, I for one can't survive more than a few hours (who am I kidding, minutes..) without online connectivity, and AI is quite literally changing us into a different species on an everyday basis. Simultaneously, armies of predators perfect their craft of feasting on the technical ignorance of the population as a whole. To the latter, think about the fact that one of the most lucrative professions on the planet requires no formal education, no aristocratic pedigree, can be performed from the comforts of a coffee shop or living room for that matter, and comes with a very small likelihood of consequences given their superiority in knowledge over the lay person, difficulty in combating the issue with numbers, and ease of currency movement in the cypto space.

Quite frankly, the current situation just presented is both terrifying and overwhelming, but..
